When I first moved in, I was impressed by the peaceful atmosphere and well-maintained appearance of the community. Unfortunately, that positive first impression didn’t last. Despite being told my unit had been professionally cleaned, I discovered roaches behind the fridge and dog food behind the washer and dryer during my own deep cleaning. The pool—one of the main advertised amenities—is always closed for some type of maintenance or damages. Living here felt restrictive rather than comfortable. Grilling is prohibited, and management enforces overly strict rules about what you can have on your own porch—including everyday items like chairs, plants, or shoes. We couldn’t even put up lights for Christmas or Halloween. Communication with the staff is another major issue. Phone calls are rarely answered, forcing residents to rely on email or in-person visits. They use the towing company VIP towing and my car was towed when I had my sticker in my car and I was told by the towing company I could come get MY CAR WHEN MY STICKER WAS IN THE WINDOW. Our move-out experience was the final straw. During our pre-move-out inspection, a staff member (Jasmine, I believe) told us everything we need to do and have replaced. She told us not to worry about the carpet since we had lived there for three years and the previous tenants had lived there even for however long so it probably would need to be replaced. We hired a professional cleaner, but a stain left by toilet cleaner couldn’t be removed despite multiple efforts from the cleaner and ourself so we left it thinking it would be okay. During our final inspection, we were told everything looked good besides the carpet (which we were told NOT to worry about) and the bathroom ( the toilet had a stain from us using the toilet cleaners) We were hit with a $150 charge to clean the carpet and after we told Jasmine we wouldn’t have to get the carpet cleaned cause it needed to be replaced she told us she had to go back to look at her notes. She also told us she would have to charge us an outrageous $230 to clean a single toilet. When we asked for the contact info of the cleaning company they use so we could see what cleaning products they used for toilet’s , they refused to share it. After that we were frustrated and tried speaking with a manager, but they wouldn’t come out—claiming they were “working on deposits.” After getting new cleaning products for the toilet recommended by another resident and Jamie herself, my boyfriend asked if Jasmine could return for a re-inspection and she said she would come at 3:30 cause she had another client to go to but all she did was go in the office. We ended up calling the police cause all we wanted to do was for them to come check out the apartment so I could return the key. I didn’t feel comfortable giving them anything without any paperwork saying we were cleared and they try to keep my deposit and say we were charged for something but they said it was a civil matter and it was nothing they could do, Jasmine finally came out asking if there was an issue and was like she was ready when she seen us talking to the police. If you have other housing options, take them. These apartments are not worth the stress or the poor communication.

The washer in my family and I’s unit have been acting up for a while now. When I did a work order this past week, one guy from the maintenance crew came to check it out. Not long after, he called up some of the other crew members, and had about five of them working on our dryer. Forever grateful for the amount of hard work and patience they had trying to fix our appliance. Unfortunately, I did not get their names, but thank you guys so much! The dryer is working really well now. God bless🙏🏻❤️.

This is a review covering 3 years of living there, so bear with me it is long: Pros: -Affordability (even the annual rent increase wasn't that bad) -Maintenance staff (have always been good and the new manager is making improvements, there will be a con later but rated them overall as a pro) -Location (not bad and everyone gets traffic so not holding that against them) -Apartment (pretty good, was decently big and better than other places I have lived) Cons: -Communication (setting dates for work to be done and trying to be there due to pets, then them not showing up twice, this was under old management) -Amenities (this is the Big Con, the pool and fitness center were never open. The clubhouse listed is for maintenance staff. I would have enjoyed using the Amenities but could count on both hands the number of months actually available during our 3 years) -Front Office Staff (not all of them, but one of them is not the most pleasant person to talk to. The person has a demeaning way of talking to you and if it was my employee I'd fire them) Final Say: I'd recommend living there with tempering expectations about amenities. There are other places to live on island, but we actually enjoyed our time there and I still did recommend people moving in even with minor issues. Overall, not a bad place for the price. Fun side note: Leeward side gets hot, but if you have the windows open on either side you get a nice breeze straight through the apartment that cuts out any need for AC and is pleasant.

The Villas at Royal Kunia is a nice place to live. The 2BR apartment I moved into was so much larger than I had anticipated. It has a good amount of storage and it just feels homie. I worked with Richard during my application and move in process and he went above and beyond to make it as smooth as I could have asked for. This place is not perfect - and that’s ok- because I can come home and unwind because of the environment here. I highly recommend giving this place a shot.

Stayed here for a couple years while stationed out here, when my time to ETS came. I was already short on time and had to get outta here, had a buddy used for the “agent” to ensure none of my items were thrown out as I had to leave 99.5% of my stuff here. When my buddy got there, the people that got there had already begun throwing away my items and stealing them. I’m missing well over 2k in jewelry and appliances, as well as $240 worth in cologne from men’s warehouse. Your rent is very quickly bound to raise as I went from barely at 2k a month to 2.2k a month. I wouldn’t come here if you got a decent brain to ya, I never wanna go back to Hawaii again. A lot of places out here will over charge you, which I can get for some places but not all. (This is directed at the company, not the people)

I wish I could leave a good review but after a year of living here, my overall review is this: they suck every penny from you. For example, water, sewer, and trash are “included” in the rent but what they don’t tell you upon signing is that it is added to your rent by a third party. When you are billed by that third party there is no evidence of your water usage and sewer and trash fluctuate. When you inquire at the office about these charges they don’t have an answer—they give you a runaround. Once the sprinklers were running for 3 days straight and because of that we get billed for it. The pool and gym are always “under repair”. We’ve been here a year and we’ve only gone to the gym once because it’s often vandalized. Neighborhood kids also vandalize the pool and throw chickens into the pool. I will mention that their maintenance is quick but you have to request if it’s urgent. Our water heater broke once and they told me in an email that I had to wait till Monday. There’s no manager on site—if there is they don’t answer their emergency hotline. Cherise at the office is also the only one who is proactive in getting things done. Paea and Mary Jane never have clear answers—as if they don’t know what they’re doing. It’s disappointing. We’ve been told one thing and then they’ll change it. On our lease it says month to month will be the same but then they came back at us with a notice saying they’re raising our rent. They also don’t read the lease, so read yours cause they’ll tell you different things. Also, they didn’t even give us a letter about renewing, WE HAD TO ASK, unlike what they told us on the email. Sharing emails here as proof and you can decide for yourself. We also saw our neighbor just die out in the parking lot, so we’re traumatized by that. Not to mention the multiple times someone tried to break in to our unit. AGAIN, it’s a HOT MESS! I’m surprised there isn’t a lawsuit with all the things they do. If you can find some place else, do so. They only care about you before you sign that lease—afterwards, good luck.

I just want to say that the property overall is dated. The pool is always closed because of vandalism. Same with the gym. It's not management's fault. Just need better security and facilities. Other than that the place is nice. The staff are really helpful. Needed a replacement dryer because the one in the apartment stopped working. Jasmin was amazing and communicated everything with my boyfriend and I. She even came to our place to see the broken dryer and when the new one was installed. Strong and helpful lady, a real asset to this place. The lady up front has always been nice and helpful. Just hard to get in touch with sometimes. The new assistant manager I can't remember her name, she is very helpful and knowledgeable. We like all the staff here. Thank you Jasmin for helping us with our dryer.

One of the two A/C units was broken when we moved in and they told us it would be replaced on Friday (3 days after move in day) and it took weeks but the old unit was already cut & separated from the window so all of the cool air from our other AC unit just poured right out through the 1-2 inch gap making our electric bill $470!!! Our Dishwasher has been broken since week 5 of us living here. Maintenance came and looked at it and parts are “on order” but that has been the status for the last 4 months. Our fridge leaks tons of water down inside the fridge so the produce bins fill all the way up and then water freezes over all of the food on the shelves. When we moved in we viewed the sheet that showed what the pre-existing damages were which included “brown stains” in the bedroom carpet, I ran our shampooer over it once and they were gone with means they don’t even shampoo carpets between tenants🤢, there was also a horrific smell through the whole apartment on move in day which leads me to believe they didn’t even clean it at all after the last people moved out. We scheduled for maintenance to come and look at our fridge in early/mid November and the no showed on the day that was scheduled and they showed up on a different day later in the week which did not work to have them look at it. It was specified that they did not have permission to enter if I was not home, at the time they arrived at the apartment and knocked I was home but I couldn’t answer the door immediately, after knocking a few times they got their keys out and unlocked my apartment door to enter even though it was explicitly specified that they did not have permission to enter without me there. We pay $2600 base rent and we only chose this apartment because we were set on having a dishwasher, washer&dryer/AC all in unit…. It is not worth it at all since at least half of those appliances will be broken at all times and they will drag their feet at getting it fixed. The maintenance team is extremely rude also which just makes the process of trying to get their crappy appliances fixed so much more stressful. Including utilities we pay roughly $3100…. Take your money elsewhere!

I lived there for one year and genuinely enjoyed my stay there. I would have stayed longer if I didn't have to relocate. The staff was always helpful and professional. The leasing was super helpful and communicated well. The beautiful lady who did my inspection to move out was very helpful and explained everything clearly to me. She came with a maintenance worker to my final inspection and they waited as I moved a few final items out. If I am lucky enough to come back to beautiful hawaii again I would try to rent here again. I would recommend this place to anyone.

They will keep your security deposit! I hired cleaners but they still kept $450 of my security deposit! They use latex paint so they can charge you to repaint, and it gets air bubbles just looks bad. They also took 6 months to replace our A/C after THEY broke it. They only fixed it because we said we would take legal action if they didn't. Overall don't move in to these apartments they aren't worth the headache!
